Upscale Oakwood Apartment Development Starts Leasing Units

OAKWOOD — An upscale condo-style apartment development that had faced years of challenges in Oakwood now has units leased as the project near Old River Sports Complex moves toward completion.

Element Oakwood will offer more than 80 units of one- and two-bedroom apartments at 310 Old River Trail Road in two four-story buildings.

The apartments will occupy the top three floors, while the ground level will house indoor parking. A clubhouse with a fitness center, full kitchen and rooftop deck would be built between the buildings and an outdoor saltwater pool built behind it.

Element Oakwood faced several hurdles that delayed construction. It was first proposed 12 years ago by property owner Oakwood Investment Group (OIG) and Cincinnati area-based HILLS Developers Inc.

Residents voiced traffic and construction concerns and questioned whether a high-density project would be consistent with the character of Oakwood.

A 2017 settlement agreement resolved lawsuits regarding the project, and construction began in 2018 with a goal of opening in the summer of 2019.

Property Manager Samantha McKelvey told this news organization on Tuesday that the project is moving along successfully.

“We actually began leasing a few months ago,” she said. “We currently have 4 homes leased and the first move-ins will take place in December and January.”

One-bedroom apartments will start at $1,350 a month and two-bedroom homes will start at $1,635. Prices could be higher depending on the unit leased.

“We will be offering 12- to 15-month leases for the first year,” she said. “After the first year, we will have 3- to 12-month lease terms as well as a month-to-month option.”

The West building, 320 Old River Trail, will open first. The East building has been delayed about a month, McKelvey said.

“So instead of February or March for 300 Old River being ready, we’re looking at March or April. The clubhouse has been delayed until December,” McKelvey said. “We’re very excited about the construction progress and we invite anyone who is interested, either for themselves or someone else, to contact us to schedule a personal construction tour.”

With other high-end properties coming to the Miami Valley, the goal McKelvey said for Element Oakwood is to provide a truly maintenance-free lifestyle with the highest level of luxury and customer service.

City Manager Norbert Klopsch said Element Oakwood provides one of two viable options for people looking to find a place to live in the area.

“I think there are two great options. For people interested in the downtown-style living, there are many excellent options in Dayton,” he said. “For those interested in a suburban setting, yet very close to downtown, Element Oakwood will be very attractive.”
